In Nepean

What the work looks like in Nepean

Post-war Nepean homes often still have their original concrete steps, walkways and a single-car garage slab out back. When an owner adds a garage, an addition or interlock, that concrete has to go first. We request Ontario One Call locates, break out to the agreed line and rough-grade the base.

Along Merivale Road and Baseline Road, commercial fit-outs sometimes need slab sections removed for new plumbing or equipment. We work to the GC’s marked layout once the trades have confirmed what runs through the slab, keeping dust contained in plazas that stay open.

Neighbourhoods like Copeland Park, Fisher Heights, Braemar Park and Bells Corners are full of 1950s and 60s bungalows and split-levels. More about Nepean

Typical projects

  • Garage slabs after a detached garage comes down
  • Original front steps and walkways
  • Driveways before interlock or repaving
  • Commercial slab sections for plumbing and equipment, to the GC’s layout

Permits & paperwork

Before work starts in Nepean

Breaking out a patio, walkway, slab or driveway does not usually need a demolition permit, but it does need Ontario One Call locates before any ground work. We request them, and they take about five business days. Private lines, such as a feed to a garage, are not located by One Call, so tell us where they run.

Infill teardowns need a City demolition permit, with utility clearances. We check every infill address against the Demolition Control map before quoting.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Clean concrete, brick and asphalt are kept separate from soil and garbage so they can go to aggregate recycling, where they are crushed for reuse. Rebar and mesh are cut out for scrap.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Infill teardowns in Nepean use a roll-off bin on the lot. The bin company hauls and tips it, and we keep the road and sidewalk swept.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

Concrete & asphalt removal in Nepean: questions

Can you remove the slab after the garage is gone?

Yes. Slabs are often quoted together with the garage, or on their own if the structure is already down.

Do you cut slabs in commercial units?

We break out sections to the GC’s marked layout once services in the slab are confirmed and made safe. Work is scheduled to the landlord’s hours.

Is the concrete recycled?

Yes. Clean concrete and asphalt go to aggregate recycling; rebar and mesh go to scrap.

Are Nepean bungalows usually renovated or replaced?

Both. Many post-war bungalows are replaced with infill, and many are gutted and rebuilt inside. We do either, and the site visit usually makes the better option clear to your builder or designer.
