Not included
- Asbestos or other designated-substance abatement. A licensed abatement contractor does that first
- Mould remediation that requires a remediation contractor and clearance testing
- Structural changes, shoring or underpinning
Ottawa notes
Sequencing a gut properly in Ottawa
Most Ottawa houses that need a full gut were built before 1990, and the law puts the onus on the owner to identify designated substances before a contract is signed (Ontario Occupational Health and Safety Act, s. 30). The order is: survey, licensed abatement, clearance letter, then our crew.
Your renovation building permit, not a demolition permit, normally covers a gut. Have it in hand or applied for before we start.
Services can usually stay connected for a gut, but your electrician needs to make the circuits in the work area safe first, and the plumber caps lines that are coming out.
Fire and flood guts: we photograph each room before and during the strip-out so your adjuster has a record. Let us know the claim number at intake.

Most of the risk in demolition is in the planning: missed disconnects, surprise asbestos, a bin with nowhere to go. We sort that out before anyone swings a bar.

Call, text or use the form. We set a time to walk the job with you and look at what is coming out, the access and the age of the building.

Scope, exclusions, price and any conditions, like a clean designated-substances survey, all in writing.

We line it up
Permits, utility disconnects, surveys and dates. We give you the checklist, track the lead times and confirm the day.

Down and hauled
Protection goes down, the work gets done, debris goes to licensed sorting and recycling, and the site is left ready for the next trade.
Asbestos & permits
We don’t touch asbestos. That’s the point.
Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

- Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
- Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
- Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.
FAQ
Full Interior Gut: common questions
How long does a full house gut take?
Most single-family guts take three to seven working days on site, depending on size, plaster versus drywall, and how far the trucks can get to the door. Plaster and lath roughly doubles the debris compared with drywall.
Do I need to empty the house first?
No. We can clear contents and junk as the first step of the same job, and set aside anything you want kept.
Can you work with my insurance company?
Yes. We work from the adjuster’s scope, photograph the work and provide weigh tickets. Tell us the claim number and adjuster when you request a quote.
Is a gut cheaper with plaster or drywall?
Drywall is lighter and faster. Plaster and lath is heavy, slow to remove and adds disposal weight, so it costs more. We quote based on what the site visit shows.
What if you find asbestos partway through?
We stop work in that area, tell you, and do not resume until it has been tested and, if needed, removed by a licensed abatement contractor. That is why we ask for the survey up front.
