What the work looks like in Nepean

Nepean’s commercial strips are mostly plazas and low-rise office buildings put up over several decades, with units that have been fitted out many times. Strip-outs often uncover layered flooring and old ceiling tile, so the landlord’s designated substances report comes first.

Restaurant strip-outs are common on these corridors. Licensed trades disconnect the kitchen equipment, the fire-safety contractor makes the hood and duct system safe, and we remove the millwork, finishes and decommissioned equipment to the agreed line.

Neighbourhoods like Copeland Park, Fisher Heights, Braemar Park and Bells Corners are full of 1950s and 60s bungalows and split-levels. More about Nepean

Permits & paperwork

Before work starts in Nepean

Interior strip-outs ahead of a fit-out are usually handled within the fit-up building permit, while taking down a whole building needs a demolition permit. Under Ontario’s Occupational Health and Safety Act, the building owner provides a list of designated substances before the contract is signed.

Infill teardowns need a City demolition permit, with utility clearances. We check every infill address against the Demolition Control map before quoting.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Since July 1, 2025 the City’s Trail Road landfill no longer accepts industrial, commercial and institutional waste (City memo). Commercial debris goes to private licensed facilities that sort and weigh every load, and we provide weigh tickets and a diversion summary.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Infill teardowns in Nepean use a roll-off bin on the lot. The bin company hauls and tips it, and we keep the road and sidewalk swept.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

Commercial demolition in Nepean: questions

Can you remove restaurant equipment?

Yes, once licensed trades have disconnected gas, power and water. Usable equipment can be set aside for resale or reuse.

Where does commercial debris go?

To private licensed facilities. The City’s Trail Road landfill has not accepted commercial waste since July 1, 2025.

Do you work with landlords directly?

Yes. Property managers can request a quote, and we coordinate access, working hours and base-building protection with them.

Are Nepean bungalows usually renovated or replaced?

Both. Many post-war bungalows are replaced with infill, and many are gutted and rebuilt inside. We do either, and the site visit usually makes the better option clear to your builder or designer.
