In Richmond

What the work looks like in Richmond

Richmond’s old village, founded in 1818 on the Jock River, has some of the oldest houses in the west end, and the farmland around it has older farmhouses. Those homes need a hazardous materials survey before interior demolition, and older properties should be checked for heritage designation before any work that could affect protected features.

The newer subdivisions around the village bring basement finishes, kitchens and ensuites in recent homes, which rarely raise asbestos questions and move quickly from site visit to start date. On rural properties, the well and water treatment equipment in the basement is protected through the job.

Richmond was founded in 1818 as a military settlement on the Jock River, was incorporated as a village in 1850, joined Goulbourn Township in 1974 and became part of Ottawa in 2001. More about Richmond

Permits & paperwork

Before work starts in Richmond

An interior strip-out does not need its own demolition permit; the City’s demolition page lists non-load-bearing interior partitions as exempt. The renovation that follows often needs a building permit, especially if walls, plumbing or structure change, so have it applied for before we start.

Barns and silos do not need a City demolition permit; houses, garages and most other buildings do (ottawa.ca). Near the Jock River, check with the Rideau Valley Conservation Authority first.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Drywall, plaster, tile, cabinets and flooring are bagged or carted out daily. Metal is pulled for scrap, and mixed debris goes to a licensed sorting facility rather than straight to landfill.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Bins on rural Richmond lots go on firm ground away from wells and septic beds, sized so they are not overloaded. Smaller jobs load straight to our trucks.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

Interior strip-outs & full guts in Richmond: questions

Is my old Richmond house heritage-designated?

Some older properties are. Check with the City before work starts; interior work is often unaffected, but it is worth confirming.

Can you save the original trim and floors?

Yes. Mark what stays at the walkthrough, and we remove or protect it by hand before the heavy work.

How long does a farmhouse gut take?

Usually a week or more on site, because plaster and lath is roughly twice the debris of drywall. The quote sets out the schedule.

Do you work on farms around Richmond?

Yes. Barns, drive sheds, older farmhouses and farm cleanups on the farmland around the village.
