In Richmond

What the work looks like in Richmond

On the farmland around Richmond, concrete removal usually follows an outbuilding coming down: a barn, drive shed or garage is gone and its pad and footings are in the way. Those sites often have wells and septic systems, which are marked at the site visit and kept clear of loaded trucks.

Properties along the Jock River are in the Rideau Valley Conservation Authority’s watershed, and ground work in or near the floodplain can need RVCA approval, so riverside owners check first. In the village and newer subdivisions, the work is patios, steps and driveways before interlock.

Richmond was founded in 1818 as a military settlement on the Jock River, was incorporated as a village in 1850, joined Goulbourn Township in 1974 and became part of Ottawa in 2001. More about Richmond

Permits & paperwork

Before work starts in Richmond

Breaking out a patio, walkway, slab or driveway does not usually need a demolition permit, but it does need Ontario One Call locates before any ground work. We request them, and they take about five business days. Private lines, such as a feed to a garage, are not located by One Call, so tell us where they run.

Barns and silos do not need a City demolition permit; houses, garages and most other buildings do (ottawa.ca). Near the Jock River, check with the Rideau Valley Conservation Authority first.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Permit, utility and timeline FAQ

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Clean concrete, brick and asphalt are kept separate from soil and garbage so they can go to aggregate recycling, where they are crushed for reuse. Rebar and mesh are cut out for scrap.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Bins on rural Richmond lots go on firm ground away from wells and septic beds, sized so they are not overloaded. Smaller jobs load straight to our trucks.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

Concrete & asphalt removal in Richmond: questions

My property backs onto the Jock River. Do I need approval?

Possibly. Ground work in or near the floodplain can need Rideau Valley Conservation Authority approval. Check with the RVCA before we book.

Can you remove an old barn foundation?

Yes. Stone and concrete foundations are broken out, and clean concrete goes to aggregate recycling.

Do you request locates?

Yes, before any ground work. Private lines, such as a buried feed to a barn or a well line, are not located by Ontario One Call, so show us where they run.

Do you work on farms around Richmond?

Yes. Barns, drive sheds, older farmhouses and farm cleanups on the farmland around the village.
