In Richmond

What the work looks like in Richmond

Houses in the old village core and on the surrounding farms can be well over a century old, often with additions from several eras. Before quoting we check for heritage designation, plan for a hazardous materials survey, and look at how the additions were built, since mixed construction affects how the house comes down.

Outside the village, most properties are on wells and septic, and many rural homes heat with propane or oil instead of natural gas. Propane and oil tanks are removed by the supplier or a licensed fuel contractor before demolition.

Richmond was founded in 1818 as a military settlement on the Jock River, was incorporated as a village in 1850, joined Goulbourn Township in 1974 and became part of Ottawa in 2001. More about Richmond

Permits & paperwork

Before work starts in Richmond

A City of Ottawa demolition permit is required, with utility clearances confirming services are disconnected or capped. The 2026 fee schedule sets the permit at $117 for the first 5,000 sq ft of floor area, $1,170 where the Demolition Control By-law applies and $3,510 for properties under the Ontario Heritage Act.

Barns and silos do not need a City demolition permit; houses, garages and most other buildings do (ottawa.ca). Near the Jock River, check with the Rideau Valley Conservation Authority first.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Teardowns are sorted as they come down: metal to scrap, clean concrete and brick to aggregate recycling, and mixed debris to a licensed sorting facility. Weigh tickets are available on request.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Bins on rural Richmond lots go on firm ground away from wells and septic beds, sized so they are not overloaded. Smaller jobs load straight to our trucks.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

House demolition in Richmond: questions

How do I know if my house is heritage-designated?

The City keeps a heritage register. Check your address with the City’s heritage staff before applying for the demolition permit; designated properties follow a different process and fee.

Who removes the oil tank?

A licensed fuel contractor. Book it early so the tank is gone before demolition day.

How long does a rural teardown take?

The demolition is usually one to three days. Permits, clearances and the survey take longer, so start planning six to eight weeks ahead.

Do you work on farms around Richmond?

Yes. Barns, drive sheds, older farmhouses and farm cleanups on the farmland around the village.
