What the work looks like in Manotick

Manotick has two very different housing stocks. The houses around the village core and Watson’s Mill include some of the oldest in the south end, often renovated several times, with plaster, layered flooring and wiring from more than one era. The estate subdivisions outside the core are newer and mostly bring basement, kitchen and ensuite strip-outs.

For any home built before 1990, a hazardous materials survey comes first. If it finds asbestos, a licensed abatement specialist removes it and we start after the clearance letter. Newer homes skip that step, which shortens the schedule.

An interior strip-out does not need its own demolition permit; the City’s demolition page lists non-load-bearing interior partitions as exempt. The renovation that follows often needs a building permit, especially if walls, plumbing or structure change, so have it applied for before we start.

Near the Rideau River, check with the Rideau Valley Conservation Authority before taking down any structure close to the shoreline or floodplain. Rural lots need the same City demolition permit and utility clearances as urban ones.

Drywall, plaster, tile, cabinets and flooring are bagged or carted out daily. Metal is pulled for scrap, and mixed debris goes to a licensed sorting facility rather than straight to landfill.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Manotick is our home base. Bins sit on the driveway well clear of the septic bed, and on smaller jobs debris rides back on our trucks the same day.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

How long does a full gut take in an older Manotick house?

Most single-family guts take three to seven working days on site. Plaster and lath roughly doubles the debris compared with drywall, so older village houses sit at the longer end.

Can you keep the original trim and doors?

Yes. Tell us what stays at the walkthrough and we remove it carefully, label it if you want, and stack it where you choose.

Do I need a building permit for the gut?
