Permits & paperwork

Before work starts in Kanata

The City requires a permit to demolish a building or structure, and its demolition page lists barns and silos as exceptions. A storage shed of 15 m² or less with no plumbing does not need a permit to build (ottawa.ca), but that exemption is about construction, so we confirm what applies to your structure at the site visit. Wired garages and sheds need an electrician to make the power safe first.

Pre-1990 homes in Beaverbrook and Katimavik need a hazardous materials survey before the quote is final. Kanata North commercial strip-outs follow the building owner’s designated substances report.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Wood, shingles, metal and siding are separated where the site allows. Metal goes to scrap, concrete pads go to aggregate recycling, and mixed debris goes to a licensed sorting facility.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Kanata is a short drive from the Carp Road corridor, so most loads go straight to the Tomlinson Waste Recovery Centre, and commercial jobs get a weigh ticket for every load.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

My yard backs onto a park. Can you get debris out?

Yes, through your side yard. We do not use the park or pathway for access or storage, and we plan the carry route at the site visit.

Do I need a permit to remove my shed?

The City requires a demolition permit for most buildings. Very small sheds are a grey area, so we tell you what we see at the site visit and you confirm with 3-1-1.

Can you remove the footings in winter?

Decking and framing can come off any time. Footings in frozen ground come out best from April to November, and we can book the return visit up front.

Do you work in Kanata North business parks?

Yes. Office, lab and retail strip-outs along March Road, Legget Drive and Terry Fox Drive, scheduled after hours where the building requires it.
