What the work looks like in Westboro
Westboro is one of the busiest infill areas in Ottawa. The typical job is a pre-war or post-war single-family house replaced with a larger home or a pair of semis, on a lot where the neighbour’s wall may be little more than a metre away.
Those older houses almost always predate 1990, so a hazardous materials survey and any abatement come first. Plaster walls and decades of renovations also add weight, which affects how many loads the job takes and how we plan the street.
Much of Westboro’s housing stock is pre-war and post-war single-family homes, many with plaster walls, older heating systems and decades of renovations layered on top. More about Westboro

Before work starts in Westboro
A City of Ottawa demolition permit is required, with utility clearances confirming services are disconnected or capped. The 2026 fee schedule sets the permit at $117 for the first 5,000 sq ft of floor area, $1,170 where the Demolition Control By-law applies and $3,510 for properties under the Ontario Heritage Act.
Some inner-urban addresses fall inside the City’s Demolition Control area, which applies when a dwelling unit is removed and no replacement building permit has been issued. The demolition permit then costs $1,170 instead of $117 (2026 fee schedule).
Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.
Disposal
Torn out. Hauled out.
Every job ends ready for the next trade. Here is where the debris goes.
Teardowns are sorted as they come down: metal to scrap, clean concrete and brick to aggregate recycling, and mixed debris to a licensed sorting facility. Weigh tickets are available on request.
On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.
On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.
Bins sit on the lot or driveway. A bin on the street needs a City temporary encroachment permit, and the City asks for at least ten business days to process it.

Asbestos & permits
We don’t touch asbestos. That’s the point.
Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.
Read the asbestos and permit FAQ- Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
- Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
- Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
- Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.
FAQ
House demolition in Westboro: questions
Does my Westboro house need Demolition Control approval?
Possibly. Demolition Control applies inside a mapped area when the demolition removes a dwelling unit and no replacement building permit has been issued. If the building permit for your new house is issued first, it generally does not apply. We check the address before quoting.
How do you protect the neighbour’s house?
We plan the order of work so walls come down away from the neighbour, suppress dust and protect windows and fences close to the line. We also recommend pre-demolition photos of neighbouring properties.
Where does the bin go on a narrow lot?
On private property wherever possible. A bin on the street needs a City temporary encroachment permit, and the City asks for at least ten business days to process it.
Do you work on infill teardowns in Westboro?
Yes. Narrow-lot teardowns for infill builders are the most common Westboro demolition, along with full guts of older homes being kept.
