The City requires a permit to demolish a building or structure, and its demolition page lists barns and silos as exceptions. A storage shed of 15 m² or less with no plumbing does not need a permit to build (ottawa.ca), but that exemption is about construction, so we confirm what applies to your structure at the site visit. Wired garages and sheds need an electrician to make the power safe first.

Almost all of Riverside South was built after 1990, so a hazardous materials survey is rarely needed. For renovation work, your building permit is usually the main paperwork.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Wood, shingles, metal and siding are separated where the site allows. Metal goes to scrap, concrete pads go to aggregate recycling, and mixed debris goes to a licensed sorting facility.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Most Riverside South jobs are small enough to load straight to our trucks, so no bin sits on your driveway for a week.

  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

Can you coordinate with my pool company?

Yes. Give us their dig date and we schedule the removal ahead of it, with footings and pads included if they need them gone.

What happens to the wood?

It goes to a licensed sorting facility that recovers wood and metal. Pressure-treated lumber is never passed on as firewood or mulch.

Will you damage the fence?

We plan the carry route through the side yard at the site visit. If a fence panel has to come off for access, we agree that with you first.

Do you remove decks ahead of pool installs?
