In Alta Vista

What the work looks like in Alta Vista

Many Alta Vista lots have a single detached garage or carport from the 1950s or 60s, often with a cracked slab and a roof that has been patched for years. Garages generally need a City demolition permit, and any power to the building has to be disconnected by an electrician first.

Older garages and sheds can have asbestos-cement siding or old roofing. We look at the materials at the site visit and ask for testing if anything is suspect, before the quote is final.

Most Alta Vista homes date from the post-war decades, which means plaster or early drywall, original hardwood under carpet, and a real chance of asbestos-containing materials. More about Alta Vista

Permits & paperwork

Before work starts in Alta Vista

The City requires a permit to demolish a building or structure, and its demolition page lists barns and silos as exceptions. A storage shed of 15 m² or less with no plumbing does not need a permit to build (ottawa.ca), but that exemption is about construction, so we confirm what applies to your structure at the site visit. Wired garages and sheds need an electrician to make the power safe first.

Most Alta Vista homes predate 1990, so plan on a hazardous materials survey before any strip-out or teardown. Large trees on and next to the lot can fall under Ottawa’s tree protection by-law, so check before demolition.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Wood, shingles, metal and siding are separated where the site allows. Metal goes to scrap, concrete pads go to aggregate recycling, and mixed debris goes to a licensed sorting facility.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Wide Alta Vista lots usually take a bin on the driveway. The bin company hauls and tips it, and clean concrete from slabs and steps goes to aggregate recycling.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

Shed, deck & garage demolition in Alta Vista: questions

Do I need a permit to demolish my garage?

Generally, yes. The City needs a permit to demolish a building, and the application asks for utility clearances. We walk you through what the application needs.

Can you remove the garage slab?

Yes. Slabs are quoted separately because concrete goes to aggregate recycling rather than with mixed debris.

My garage is wired. What do I do first?

Have an electrician disconnect it and make the circuit safe. We do not start until that is done.

Can ZZ Chop handle the trees on a teardown?

Yes. Our sister company ZZ Chop Tree Care can remove or protect trees in the same schedule as the demolition.
