In Orléans

What the work looks like in Orléans

In the older streets of Convent Glen and Queenswood Heights, poured steps, walkways and patios from the 1970s and 80s have had decades of freeze-thaw. Owners usually replace them with interlock, so we work to the landscaper’s line and leave the base rough-graded on the agreed day.

Newer areas like Avalon and Notting Hill bring patios and pads cleared for pools, decks or additions. Wherever the job is, Ontario One Call locates come first, and larger driveway removals use a bin sized to fit the lot without blocking the sidewalk.

Permits & paperwork

Before work starts in Orléans

Breaking out a patio, walkway, slab or driveway does not usually need a demolition permit, but it does need Ontario One Call locates before any ground work. We request them, and they take about five business days. Private lines, such as a feed to a garage, are not located by One Call, so tell us where they run.

Homes near St. Joseph Boulevard, Convent Glen and Queenswood Heights are mostly 1970s and 80s construction, so a hazardous materials survey comes before interior demolition.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Clean concrete, brick and asphalt are kept separate from soil and garbage so they can go to aggregate recycling, where they are crushed for reuse. Rebar and mesh are cut out for scrap.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Orléans is the far end of the city from Carp, so larger jobs here usually use a roll-off bin, and the bin company hauls and tips it at its own facility.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

Concrete & asphalt removal in Orléans: questions

Can you remove precast front steps?

Yes. Precast and poured steps are broken out or lifted out depending on size and access, and the opening is left safe until your contractor replaces them.

How long does a driveway removal take?

Most residential driveways are one day on site, depending on thickness and reinforcement.

Do I need a permit?

Breaking out a patio, walkway or driveway does not usually need a demolition permit, but it does need Ontario One Call locates, which we request.

Do you handle flood-damaged basements in Orléans?

Yes. We open basements up room by room, photograph each stage for your adjuster and keep weigh tickets. Mould remediation, where required, is done by a remediation contractor.
